WHAT IS INCLUDED IN THE COST?
1. **Structural Frame and Insulation**
- Structural frame made of dry timber treated with **fire and bio-protection**.
- Insulation: 150 mm and 100 mm thick mineral wool (in different sections).

2. **Exterior Finishing**
- Walls: Combined finish – horizontal pine timber imitation (Grade AB, 140 mm width, 15 mm thickness) treated with impregnation + metal profiled sheeting.
- Roof: Metal profiled sheeting (0.50 mm thickness).

3. **Interior Finishing**
- Walls: Timber imitation (Grade AB).
- Ceiling: Timber imitation (Grade AB).
- Floor: Tongue-and-groove coniferous wood board (Grade AB).

4. **High-Quality Doors and Windows**
- Entrance door: 65 mm metal-plastic profile with a lock, triple glazing, and a double-chamber glass unit.
- Interior doors: Laminated doors with handles and hardware.
- Windows: 5-chamber PVC profile (70 mm) with triple glazing and a double-chamber glass unit.

5. **Utilities**
- Electrical:
- Distribution board with Schneider circuit breakers and voltage relay.
- Concealed wiring using VVGng cables (1.5–4 mm²) in protective corrugated tubing.
- Interior wall lamps, LED lights, facade lighting, sockets, and switches.
- Water supply: Concealed installation with valtec pipes (Italy).
- Sewage: Concealed drainage system.

6. **Bathroom**
- Walls/Ceiling: Timber imitation (Grade AB).
- Floor: Allore Group tiles.
- Fixtures:
- Shower tray (80x100 cm).
- Shower system.
- Cersanit toilet.
- Washbasin with mixer tap and cabinet.

7. **Delivery and Installation**
- Delivery: Cost calculated separately (not included in project price).
- Installation: On-site assembly and commissioning (if external utilities are connected to specified points) – cost calculated separately.
